We advise our future customers to provide as much information possible about the job before we visit your property or office. Having a floor plan of the property - office , a list with works that needs to be carry out, etc - it will help us to be more efficient and more accurate. The example below is a professional request for an estimate. Of course - you don’t have to be an expert and you don’t have to provide as much information.

Quotation Request

The property is a Victorian terraced house converted into two self contained flats, with the property in question being on the upper floors and having its own access and comprising 3 floors. The home owner is the free holder and there is no landlord or lease restriction in place. The area subject to this enquiry comprises the stair ways, landings (2.5) and associated ceilings. The surfaces to be renovated are a mixture of plaster faced brick, plaster board and lath and plaster all covered with chip paper and a number of coats of paint. Some areas of the both walls and ceilings show evidence of cracks due to settlement over time and the purpose of the renovation is the removal of the chip paper, removal of the wall and ceiling surfaces which are lath and plaster to be replaced with plaster board and necessary resurfacing to stabilise any area which shows cracks having formed to stabilise any area which are damaged or ‘blown’ to stabilise areas around skirting boards which show signs of settlement/movement .In addition there is some electrical work required which includes. The repositioning of the 13amp double socket adjacent to fuse box (close to ceiling) to just above skirting board. To take surface mounted cabling adjacent to fuse box to behind wall/ceiling surfaces. To check condition of fuse box and to determine if there is a need to upgrade The wall mounted alarm box and redundant cable conduit to be removed and discarded.

Upper Landing

There is a crack running from one door frame towards ceiling void and beyond into loft space, which appears to have been caused by either general settlement or movement within loft timbers due to temperature fluctuations during seasonal weather conditions. Consideration is therefore to be given to a short supporting lentil being fitted above door frame to better support this area. In addition stabilisation of this particular problem must include the area in the loft space which is showing similar movement.There is a ‘sky light’ in the ceiling of the upper landing which is currently just a Perspex sheet, which is removable to allow large items (such as luggage) to be taken into the storage area within the loft space. As part of the renovation work this ‘sky light’ to be upgraded to a hinged assembly that would allow for ventilation during warm weather but also to retain the ability to access the loft area with large objects.. For instance this could be an assembly that has a slated blind like feature with the slats being adjusted to open manually when required.

Wall areas

The walls currently have dado railings which may have to be removed during renovation in which case these must be replaced to a similar (agreed) pattern and height after walls have been renovated.

Redecoration of all surfaces.

All walls and ceilings to have heavy duty lining paper applied before any application of paint, with no evidence of joints between sheets after painting. A minimum of 2 coats of emulsion to be applied.

Skirting Boards to be stripped and surfaces repaired and smoothed prior to application of primer, undercoat and gloss paint.

All gloss areas, including banister and rails, to be prepared and areas of damage to be repaired before application of undercoat and gloss.

Protection of adjacent areas

During renovation, and particularly the removal of current wall and ceiling surfaces the adjacent areas of the property must be protected from dust and dirt. Any resulting damage to carpets etc in the adjacent areas due to egress of dust and dirt will be the responsibility of the contractor to remedy with no cost falling to the home owner.

Removal of debris

The removal of all debris and the supply of skips and associated licences is the responsibility of the contractor.

Parking

London Builders Road is residents parking and falls within the Controlled Parking plan. It is possible for the contractor to obtain a ‘essential services’ permit which must be requested using the form available from London Council. It is also possible to obtain visitors 2 week parking permit which can only be obtained by a resident. However this is limited to one permit per household.

Important notice regarding any omissions to brief.

It is the responsibility of the quoting contractor to high light to the home owner any omissions and to suggest alternative approaches to that outlined above to ensure that the proposed work will result in the highest standard of renovation.

Quotations

Any quotation is to include details of the main contractor and if sub contractors will be used for any of the proposed work with details of which activities will be sub contracted.

The earliest start date that the contractor can commence the work.

A reasonable estimation as to how long the work will take

Quotation to give costs for specific areas of activity, broken down for instance by preparation, making good, and redecoration

Quotations should allow for any noisy work to be undertaken after 08.30am and no later then 6pm Monday to Friday. Earlier start time can be agreed with home owner but should be restricted to work that does not disturb neighbours. Weekend working can be agreed with home owner if required.

Please be prepared to supply references of at least 2 customers who have had similar work undertaken, preferably within the London areas. Note: The home owner will be in occupancy for the majority of the time the renovation is being undertaken.
